August was hot, and the market cooled ever so slightly.
As you can see, inventory is still down so it is still a Seller’s market and will be for the foreseeable future, but not as overheated as we saw this Spring between mid-March and mid-May. This is giving Buyers a chance to breathe a bit and a higher liklihood of actually getting a property – FHA loans are still very difficult to get accepted by Sellers, but not impossible.
In other news, some of you have already heard that I recently made a big change to another brokerage, Pilkerton Realtors!
After over 7 and a half years with Village, with the last few in management, it was time to move on, and I chose another independent local firm vs. a large franchise or national brokerage.
We have 4 offices in the Nashville and Franklin area, and I am the new Associate Broker at our InTown office in the 12 South area-I’m thrilled with the move and the people there are fantastic. With a smaller group of agents to co-manage, I’ll have more time and availability for clients and sales again, while still keeping my broker skills sharp!
I recently toured the new Four Seasons Residences model – due for completion in 2022, and it’s impressive!

There were 2 Robert Anderson homes listed back to back in August – those on my Robert Anderson mailing list got emails about them right when they hit the market, but they are both pretty special! 1709 Tyne and 9447 Clovercroft each have acreage and unique details. Both have already sold.
